πŸ›‘οΈ Protect Your Property Before Disaster Strikes

Pre-Loss Documentation Program

Most homeowners only document their property after something goes wrong. We use the same advanced technology deployed on active claims β€” now working proactively to protect your investment before a storm, fire, or flood occurs.

Why It Matters

The Claim You Cannot Prove
Is the Claim You Will Not Win

When disaster strikes, insurance companies demand proof. Without documentation of your property's pre-loss condition, you're arguing from memory β€” and memory does not pay claims.

πŸ“Έ

Irrefutable Visual Evidence

High-res photos, thermal scans, and 3D models before any damage β€” an undeniable baseline for every future claim.

⚑

Faster Claims Resolution

With a pre-loss record on file, claims settle faster. No disputes over what was there before. No lowball denials based on lack of proof.

πŸ’°

Maximize Your Settlement

Documented properties consistently receive higher settlements. Adjusters cannot argue pre-existing damage when you have 3D scans and drone footage proving otherwise.

☁️

Secure Cloud Archive

All documentation is securely stored and instantly accessible. Hurricane coming? We already have your property on file.

Real Scenario: Why This Changes Everything

A hurricane causes significant roof and interior damage to your South Florida home.

The adjuster claims the damage is "pre-existing" β€” pointing to wear on your roof and a discolored ceiling.

Without documentation you are disputing their word with yours. The claim gets underpaid by $40,000.

With our pre-loss documentation: We show Matterport 3D scans, drone footage, and thermal images from 6 months prior showing pristine condition.

βœ… The pre-existing argument collapses. You receive a full and fair settlement β€” because the evidence speaks for itself.

5 Reasons Insurance Companies Underpay Claims

After a hurricane, fire, or flood, most Florida homeowners expect their insurance company to step in and make them whole. But the reality is that tens of thousands of policyholders receive settlement checks that fall far short of their actual losses β€” often without ever understanding why.

This is not always accidental. Insurance companies operate as for-profit businesses, and minimizing payouts is a built-in incentive at every stage of the claims process. Understanding how and why underpayment happens is the first step toward fighting back β€” and getting what you're owed.

1. They Send Their Own Adjuster β€” Not Yours

When you file a claim, your insurer dispatches an insurance adjuster to assess the damage. This adjuster works for the insurance company. Their job is to evaluate your loss within the bounds of what the insurer wants to pay β€” not to uncover every dollar of damage you're entitled to.

The difference between an insurance company adjuster and a public adjuster like Progressive Public Adjusters is fundamental. We work exclusively for policyholders. We're not done until every covered loss is documented, scoped, and valued correctly β€” including the damage the insurance adjuster missed, minimized, or declined to include.

2. They Dispute the Scope of Damage

One of the most common underpayment tactics is scope reduction β€” acknowledging that some damage occurred, but limiting what gets repaired. An insurer might approve replacement of three water-damaged floor tiles when the entire kitchen floor needs to come up for a proper match. They might agree to patch a section of drywall when the moisture spread behind the wall into adjacent rooms.

Without detailed documentation and professional advocacy, these scope disputes are nearly impossible to win. Our team uses thermal imaging, Matterport 3D scanning, and full documentation to prove the true extent of every loss β€” so the scope reflects reality, not what's convenient for the insurer.

3. They Cite Pre-Existing Damage

Another extremely common denial and reduction tactic: claiming the damage existed before the covered event. Roof granule loss, ceiling discoloration, worn flashing β€” any of these can be pointed to as evidence that your damage is not storm-related but rather the result of deferred maintenance.

This argument is powerful when there's no documentation β€” and easy to defeat when there is. Timestamped pre-loss scans, drone surveys, and thermal images taken before any storm event create an irrefutable baseline. Without them, you're arguing your word against an adjuster's report.

4. They Use Low-Cost Comparable Estimates

Florida's current construction market means replacement and repair costs have risen significantly. Insurance companies often benchmark their estimates against outdated cost databases or select the cheapest comparable materials available β€” not the materials actually required to restore your property to its pre-loss condition.

When an insurance company prices your kitchen remodel at 2019 costs, or replaces custom tile with the cheapest available option, your settlement won't cover what a licensed contractor will actually charge. Our team documents finishes, materials, and specifications at the source β€” before any damage β€” so your claim reflects current, accurate replacement costs.

5. Policyholders Don't Know What They're Owed

Perhaps the most significant reason claims are underpaid: most homeowners simply don't know what their policy covers. Additional Living Expenses (ALE) while your home is uninhabitable. Code upgrade costs when repairs trigger building code compliance. Full replacement cost versus actual cash value. Mold remediation triggered by a covered water loss. These are real covered benefits that frequently go unclaimed.

A public adjuster reads your policy the way insurers do β€” with a complete understanding of what's covered, what's excluded, and where the insurer's position is most vulnerable to challenge.

What You Can Do

If you've already received a settlement that seems too low, or if you're about to file a claim and want to ensure you get every dollar you're entitled to, contact Progressive Public Adjusters today. Our review is free. Our fee comes only from the additional recovery we achieve for you. And in every case, we bring the documentation, the expertise, and the advocacy that the insurance company is counting on you not to have.

Why Hurricane Season Homeowners Need Pre-Loss Documentation

Every June, the Atlantic hurricane season officially begins β€” and with it, the financial exposure that comes with owning property in Florida. Most homeowners have their shutters, their generators, and their water supply. What most of them are missing is the one thing that determines whether they receive a fair insurance settlement or spend months fighting for it: pre-loss documentation.

A pre-loss documentation package created before hurricane season isn't just a nice-to-have. In Florida's current insurance climate, it is your single most powerful tool for winning any future claim dispute.

Why Florida's Insurance Market Demands It

Florida has more hurricane landfalls than any other U.S. state. The insurance market has responded over the past several years with rising premiums, policy cancellations, and significantly increased claim scrutiny. Carriers that remain in the Florida market are fighting harder than ever to limit their exposure on storm claims β€” and their primary weapon is the "pre-existing damage" argument.

If your roof shows any sign of wear, any prior granule loss, any crack in the flashing β€” the adjuster's report will cite it. Without documentation proving those conditions existed before the storm and were not the cause of your loss, your claim gets reduced or denied. That scenario plays out across Florida after every major weather event.

What Pre-Loss Documentation Captures

Interior 3D Scan (Matterport Digital Twin). Every room, every finish, every fixture is documented in photorealistic 3D before any storm event. Water intrusion paths, flooring conditions, ceiling and wall surfaces β€” all established on a timestamped, third-party-hosted record. When post-storm water damage is disputed, your pre-loss interior scan is the evidence that ends the argument.

Drone Exterior and Roof Survey. This is where most hurricane claim disputes are won or lost. Our drone surveys capture every section of your roof β€” shingles, ridgeline, flashing, gutters, vents, and perimeter edges β€” in high resolution before the season begins. The aerial imagery is geotagged and timestamped. When an adjuster claims your roof damage pre-existed the storm, this documentation proves otherwise.

FLIR Thermal Imaging. Infrared imaging detects temperature differentials behind walls and ceilings that indicate hidden moisture. A pre-loss thermal scan establishes that no moisture existed before the storm β€” eliminating one of the insurer's most common arguments for minimizing water intrusion claims.

Full Photo Archive. Every exterior surface, pool equipment, screen enclosure, fencing, HVAC, and outbuilding documented in time-stamped photography.

The Documentation Window: April and May

The optimal time to schedule your pre-season documentation session is April or May β€” after any winter maintenance work is complete and before the June 1 season start. Scheduling early also means better availability: demand for documentation services increases significantly as the season approaches.

If you've made improvements to your property since your last documentation β€” a new roof, updated HVAC, a kitchen renovation β€” those improvements need to be on record before the season. An undocumented renovation is an improvement you cannot claim after a loss.

If You Already Have an Open Claim

If you've already filed a storm claim and it was denied or underpaid, you may still be able to reopen it. Pre-loss documentation created before the event is admissible evidence in reopened claims and appraisal proceedings. Even if you don't have documentation from before the storm, our team can document current conditions and build the strongest possible case from what exists now.

Getting Started

Progressive Public Adjusters provides complete pre-loss documentation packages combining Matterport 3D interior scanning, FAA-compliant drone exterior surveys, and FLIR thermal imaging β€” all delivered within 48 hours and stored in a secure client cloud archive. Contact us today to schedule your pre-season session and go into hurricane season with the documentation your insurer doesn't want you to have.

The Hidden Costs of Water Damage: What Your Adjuster Might Miss

Water damage is the most common cause of homeowner insurance claims in Florida β€” and consistently one of the most underpaid. Not because the damage isn't real, but because the full extent of water damage is rarely visible to the naked eye, and insurance adjusters frequently stop their assessment at what they can see.

What they miss costs policyholders thousands. Here's what a thorough water damage claim must address β€” and what typically gets left off the table when a policyholder doesn't have expert representation.

The Visible vs. the Real Loss

When an insurance adjuster inspects water damage, they document what is visible: wet flooring, stained drywall, damaged cabinetry. They write an estimate based on what needs to be removed and replaced based on surface evidence. Then they close the file.

What they don't document β€” and what a trained public adjuster using thermal imaging technology will find β€” is the water that traveled beyond the visible damage zone. Water migrates along the path of least resistance: through subfloor material into adjacent rooms, up wall cavities by capillary action, into insulation, behind shower surrounds, under baseboards, into electrical conduit pathways. In Florida's humid climate, wet building material that isn't remediated becomes a mold problem within 24 to 72 hours.

What Insurance Adjusters Routinely Miss

Secondary moisture spread. Thermal imaging and moisture meters reveal the true migration path of water. Without these tools, the adjuster's scope covers only the area of visible saturation β€” which may be 30–50% of the actual affected area.

Subfloor and underlayment damage. Surface flooring can appear undamaged while the subfloor beneath it is saturated and structurally compromised. Adjusters working without moisture meters or thermal cameras frequently miss this entirely β€” resulting in estimates that replace the surface but leave a wet, deteriorating subfloor in place.

Mold remediation costs. In Florida, any water intrusion event that isn't caught and remediated within 48–72 hours has the potential to create mold growth behind walls and in HVAC systems. Mold remediation triggered by a covered water event is a covered cost β€” but it's almost always disputed, and almost always requires documentation to recover.

Code upgrade requirements. When repairs exceed a certain threshold of the property's value, building codes may require upgrades to current standards β€” upgraded electrical panels, modern plumbing fixtures, hurricane-rated doors and windows. These code-required upgrades are typically covered under the "Ordinance or Law" provision in Florida homeowner policies. They are also among the most commonly overlooked covered expenses in a water damage claim.

Additional Living Expenses. If your home is uninhabitable during repairs β€” which is common in significant water damage events β€” your policy likely provides Additional Living Expense (ALE) coverage for hotel, meals, and temporary housing. Many policyholders never claim this benefit because their adjuster doesn't bring it up, and the policy language is opaque.

Personal property damage. Contents affected by water β€” furniture, electronics, clothing, appliances β€” are often valued at actual cash value (depreciated) by default. Many policies provide replacement cost coverage for contents as well. Ensuring your contents claim is valued at replacement cost rather than depreciated value can make a substantial difference in your final settlement.

How We Find What Others Miss

Progressive Public Adjusters deploys FLIR thermal imaging cameras on every water damage claim inspection. Thermal imaging reveals moisture by detecting temperature differentials behind walls, floors, and ceilings β€” making invisible water visible. Combined with moisture meters and a systematic room-by-room documentation protocol, our inspections consistently identify damage that the insurance adjuster's report missed or excluded.

Once documented, our team prepares a complete scope of loss that accounts for all affected areas, all secondary damage, applicable code upgrades, and every additional benefit your policy provides. Then we negotiate β€” using evidence, not opinions.

Already Received a Settlement?

If your water damage claim was already settled and you believe it didn't cover your actual loss, contact us for a free claim review. Underpaid water damage claims can frequently be reopened, especially where secondary moisture damage, mold, or code compliance costs were excluded.
